Measure · Métré and Entreprise Métré editions

Measure a scaled plan, and come away with a table you can send.

Distances, perimeters, areas and angles on a plan scaled just once: 1:100, 1:50, or two points whose distance you know.
One label per measurement, picked from a list of rooms — Bedroom, Kitchen, Living room, Balcony — or typed in; it is dragged with the mouse and carries its own font, size and colour.
Subtotals per label kept up to date in the panel: all the bedrooms together, all the balconies together, exportable to CSV or Excel.
Your own Excel templates: your quotation sheet, with variables placed wherever you want; on export, PDF Mirror adds one row per measurement and your formulas grow with them.
A measurement can be taken up again: reopen the plan the next day, move a vertex, correct an area, change a colour — nothing is frozen into the file.
The hand moves the plan around inside the frame without dropping the tool in use.

From the take-off to the tender dossier, then to the comparison of tenders.

A bill of quantities written like a document: trades on the left, the A4 page in the middle, the catalogue on the right. Pages never stretch — what overflows moves to the next one.
The quantities from the drawing join their positions: you type the position number and the quantity drops into it. Every line says where it lands, or why it finds nothing.
Your own catalogues, and the CRTI-B one: a template taken from a catalogue or from a design office’s bill of quantities, word search, insertion into the page, and a client’s book filed away for the next project. The bill of quantities in CRTI-B format, and the DPGF for France.
The dossier comes out as a PDF — cover page, table of contents, a bookmark per trade and per item, recapitulation — or as an Excel workbook, one per trade if you wish, with yellow cells for the contractor to fill.
The tenders you receive are compared item by item: lowest price in green, highest in red, unpriced in orange, the gap to the median as a percentage — and the comparison exports with its colours.
Try it too: without the Métré edition, Consultation opens in demo mode — the bill of quantities is built in full and bids are compared; only saving, the PDF and exports need the licence.
Anything carried over from another project shows in red until you have reread it — and the bill of quantities warns you before it is produced if any red is left.

FAQ

What people ask us before buying.

Are my documents sent anywhere?

No. Everything happens on your PC: reading, editing, OCR, signing, conversion. The only feature that can send a document is the Mistral OCR connector; it is off by default and only uses your own key.

What happens if I change PC?

Your Pro licence is named and offline: reinstall PDF Mirror, paste your key, done. A lost seat is reset from the application or by e-mail.

Can I try take-off before buying?

Yes, and on your own drawings. Without the Métré edition, the Measure and Consultation modes open in demo mode, like the demo version of a CAD program: every feature works, with no time limit, but nothing is saved or leaves the software — no saving, no take-off book, no Excel, DPGF or CRTI-B export, no PDF bill of quantities. The day you install the Métré licence, everything opens.

Do I need an account?

No. No account, no sign-in, no telemetry. The licence is a signed file, verified locally.

Windows showed a blue screen during installation.

That is Windows' elevation prompt, showing “Verified publisher: AMS STUDIO S.à.r.l.”: PDF Mirror uses it so it can become your default PDF reader. Our signature is recent; SmartScreen warnings fade away on their own as installations accumulate.

Will my ERP accept the e-invoice?

PDF Mirror produces Factur-X (CII) and UBL Peppol BIS compliant with EN 16931, checked rule by rule before saving. These are the formats read by e-invoicing platforms and mainstream ERPs.
